Abstract
This study investigates the effect of floodplain designation and regulations on residential property values in an established residential neighbourhood on the Don River in North York, Ontario. This area was designated under the National Flood Damage Reduction Program in 1982, and adopted as a Special Policy Area (SPA) in 1984. Various forms of a hedonic regression price model are utilized to identify the influence of designation/regulations on selling price. The model employs individual property attribute data, available through the Multiple Listing Service. The results are mixed and highly dependent on the specific analytical model. La présente étude examine les conséquences de la désignation et de la réglementation relatives à la plaine inondable sur la valeur des propriétés dans un voisinage residentiel sur la Don River à North York, Ontario. Cette région a été désignée par le Programme national de réduction des dommages causés par une inondation en 1982 et decrétée comme une zone à reglementation spéciale en 1984. Plusieurs formes du modèle hédonique de régression des prix sont employées pour identifier l’influence de la désignation/réglementation sur le prix de vente. Le modèle utilise des données attributs sur les propriétés individuelles disponibles par le biais du Service de listes multiples (Multiple Listing Service). Les résultats sont partagés et largement dépendants du modèle analytique choisi.Keywords
