Abstract

Existing methods of evaluating the impacts of new suburban shopping developments tend to focus exclusively on business impacts. There is therefore a need for a more comprehensive framework of analysis which covers not only effects on competitors but also impacts on consumer behaviour and choice, travel patterns, and traffic flows. Such a framework is outlined in this paper which also identifies the six major parameters influencing the extent and nature of impacts by a new retail development. In addition, the paper reports the results of a case study in Peterborough and interprets them in relation to the proposed framework.Keywords
