Abstract
The interaction between the planning process, housing demand and private sector development in Great Britain shows the need to assess the performance of property variables from a market area perspective. Analysis drawn from Northern Ireland suggests an inverse land supply model with variations in land zoning practice influencing the type and scale of new development and contributing to an imbalanced residential property market.Keywords
